The project commenced with a full internal strip-out. Given the age of the building, this required a careful and staged approach. During this process, hazardous materials, including asbestos were identified and removed. Swan Group carried out asbestos removal in line with all applicable safety and environmental regulations. The strip-out included the removal of outdated services and internal linings. At every stage, existing heritage features were protected. This allowed the building to be safely prepared for structural upgrades and internal reconfiguration without compromising the integrity of original internal and external elements.
Following the internal strip-out, Swan delivered a series of structural construction works. These included the complete replacement of the building’s roof and the removal and reconstruction of the front canopy. Structural upgrades were designed to improve building performance and extend asset life while retaining the building’s visual and historical features. The replacement roof and canopy were constructed using materials and methods suited to the heritage nature of the building, with modern integration points for improved weatherproofing and long-term durability. These works were coordinated with internal fitout and external restoration phases to streamline project delivery.
Swan Group undertook a full internal fitout across all areas of the building. The new layout included the construction of a central reception area, multiple consultation rooms, staff amenities, a kitchen, back-of-house breakout spaces, and administrative offices. All internal areas were rebuilt to suit the operational needs of a specialist medical centre. The layout was designed for practical clinical use and efficient staff movement, while also considering patient comfort and accessibility. Each room was completed with fit-for-purpose finishes and fixtures, tailored to healthcare use. Fitout sequencing was coordinated to align with services installation, ensuring continuity from construction through to completion. All new partitions, ceilings, floor coverings, and built-in joinery were delivered as part of the Swan scope.
The project also included refurbishment works to the external façades. These were cleaned, restored, and finished in a manner consistent with the original heritage character. The façade works contributed to the overall enhancement of the building’s presentation and alignment with its historical context. Landscaping works were completed on both the front and rear of the site. The front gardens were reinstated with new planting, pathways, and soft landscaping. At the rear, a new car park was constructed along with associated hardstand and boundary treatments. These works improved access, usability, and overall site functionality.
Swan Group delivered the Central Specialist Centre project from initial strip-out through to the final landscaping. The project involved internal and external works, structural upgrades, and a full fitout scope delivered within a heritage context. All stages were completed with attention to safety, quality, and conservation. The outcome is a refurbished and fully functional specialist centre that respects its architectural past while meeting modern clinical requirements.
