EQ12 Building Upgrade, Lobbies and Lifts

Swan Group was engaged under an Early Contractor Involvement, Design and Construct arrangement to deliver a substantial building upgrade at EQ12, 12 to 14 The Esplanade, for Cape Bouvard with Savills Project Management.

Stage 1 covered the replacement of high-level cladding at Level 11, a new entry façade at Level 0, and the refurbishment of the two lobbies at Levels 0 and 1. Stages 2 and 3 extended the scope with further lobby refurbishments, lift upgrades, and replacement of low-level external cladding at the entrance from Allendale Square. The upgrade also improved the building’s connection with Allendale Arcade and included a staged refurbishment of four lobby levels.

Site staging, services, and finishes

Comprehensive staging was a key reason Swan was selected. High-level cladding works were delivered using a cantilevered scaffold system, which allowed safe access while the building remained in use. The lobby refurbishments refreshed entrance statements and improved wayfinding through targeted lighting and signage. Exterior works included the replacement of combustible aluminium panels, coordinated alongside the interior stages to keep the program moving and the site tidy.

On-time delivery and practical outcome

The staged approach let critical works proceed while day-to-day building operations continued. Three lifts were modernised, lobby areas were renewed across multiple levels, and external cladding was replaced where required. The result is a clearer arrival sequence, better wayfinding, and a stronger link to Allendale Arcade, all delivered within a coordinated ECI, D and C framework.
