Holiday Inn Perth underwent a complete renovation, with Swan engaged to deliver the final stage: the ground floor fitout.

This included the hotel lobby, café, bar and restaurant, now known as Ivy & Jack. The project brief was clear: create a contemporary and functional space that would serve both hotel guests and the public, while aligning with the broader renovation works already underway. The new ground floor entrance now welcomes guests into a spacious reception area defined by its strong linear design. Timber slat walls provide a warm yet structured aesthetic, while architectural baffle ceilings create visual interest and assist with acoustic performance. These elements work together to make a first impression that is both stylish and practical, supporting the flow of guests through the hotel.

Integrating a vibrant hospitality space

Beyond the reception area, the Ivy & Jack restaurant and bar stretches across an expansive footprint, connecting the Hay Street entrance to the rear of the building. This new layout maximises the available space, encouraging a natural flow between the different functional areas. The restaurant incorporates a bar and café service, with a dedicated barista station offering coffee to the public. This is made possible by the newly installed glass frontage, which includes doors providing direct access from the street into the bar and restaurant. The design not only enhances the street presence of the venue but also makes it an inviting destination for passers-by as well as hotel guests.

Delivering in stages to maintain hotel operations

One of the key challenges in delivering the ground floor fitout was maintaining constant guest access to the hotel’s occupied rooms. To achieve this, Swan implemented a four-stage program, carefully sequencing works to minimise disruption while ensuring progress continued steadily. This approach also required close coordination with the base build contractor, as certain critical works formed part of their scope. The staging plan allowed Swan to integrate these elements into the fitout without delay, maintaining a seamless project flow and avoiding conflicts between trades.

Design features that push boundaries

The final fitout is notable for its innovative approach to materials and finishes. Exposed services, often concealed in traditional hotel design, were incorporated as a deliberate feature. This choice adds texture and visual interest, complementing the industrial-inspired elements of the fitout. By moving away from conventional finishes, the design creates an environment that feels distinctive and modern. Every area has been carefully considered, with each design choice contributing to an overall transformation of the space.

The completed project delivers a ground floor that functions as both a welcoming hotel entrance and a vibrant hospitality venue. From the moment guests step into the reception area, they experience a space that reflects contemporary design principles while meeting the practical needs of a busy hotel. The Ivy & Jack restaurant and bar adds value not just to the hotel but to the surrounding streetscape, offering a high-quality food and beverage destination in the Perth CBD. The four-stage delivery ensured operations could continue uninterrupted, demonstrating that thoughtful planning and skilled execution can deliver outstanding results even in complex, occupied environments.
