Delivered for Emirates Group, the works began with the full demolition of the existing store footprint. Given the site’s airside location within a 24/7 international terminal, Swan developed a meticulous strategy to ensure operational continuity and maintain safety compliance throughout. Collaboration was key. Swan worked in close consultation with the client, Emirates Group, and Perth Airport Pty Ltd (PAPL), alongside our in-house Health, Safety, Environment and Quality (HSE&Q) team and relevant consultants. This coordination ensured all procedures met stringent airport protocols, with a focus on minimising disruption to ongoing airport operations.

Structural steel removal required precision and control

One of the core challenges involved dismantling and removing substantial structural steel frameworks embedded in the original tenancy. These steel components formed part of the broader infrastructure shared with adjacent tenancies and airport operational systems. Removal activities required staged planning and strict controls to avoid any impact on nearby services or passenger movement areas. All demolition and removal works were conducted under controlled conditions, with clearances and permissions secured in advance. The project team operated within restricted access windows and with heightened attention to noise, dust, and vibration mitigation, essential in a high-traffic, airside environment. Daily coordination meetings with stakeholders, security escorts, and real-time communication protocols were embedded into the program to manage risks and ensure full compliance. Through this collaborative and detailed approach, Swan successfully executed all structural works without incident or delay.

A fitout built for durability, functionality and high foot traffic

With demolition complete, the new fitout was delivered to a refreshed interior design that prioritised durability, efficiency and customer experience. Swan managed the complete fitout process, from base build interfaces through to finishes, services coordination, and compliance sign-off. Materials and finishes were selected to withstand high foot traffic and frequent cleaning, typical of airport environments. Joinery, flooring, lighting, and back-of-house service zones were all constructed to match design intent and meet relevant aviation safety and hygiene standards. The program was structured to maintain continuity with adjacent operational spaces, with all deliveries and works scheduled around terminal activity patterns. Swan’s site management team remained on-call to respond to any changes in airport access protocols or operational needs, ensuring that flexibility was built into every stage of delivery.

Outcome delivered with no disruption to terminal operations

The completed Hudsons fitout was handed over to the client with all commissioning and compliance documentation in place. The project stands as a successful example of Swan’s ability to navigate high-security, live environments and deliver high-quality fitout outcomes without disruption to surrounding operations. Throughout, Swan upheld a zero-harm approach, maintained strong working relationships with airport authorities, and met all program milestones.
