The tenancy spanned 916m² and required a full floor refurbishment to suit the needs of an incoming tenant. The scope was design-specific and schedule-driven, with an eight-week delivery window. Swan Group was contracted to execute the fitout based on a design by State 28 Interiors, with building services coordinated alongside ATA engineering. The tenancy was stripped back to the basics. The new floor plan included a mix of open-plan workstations, formal meeting rooms, and quiet zones.

A staff hub that brings people together

A key part of the scope was the installation of a new staff hub. This area included a kitchen with integrated appliances, stone benchtops, custom cabinetry, and a large breakout space finished with polished concrete flooring. The fitout also included built-in staff lockers and integration with the existing building infrastructure.

Coordination and outcome

This was a collaborative effort from the start. State 28 led the design, ATA coordinated building services, and Swan Group carried the construction through. That partnership kept intent and delivery aligned, so the floorplate reads as one coherent space rather than a collection of parts. The outcome is a high-quality office, refreshed from end to end, that reflects the tenant’s brief. The project was delivered within the eight-week construction period. Practical completion was achieved without major variations or delays. The client stated: “The team of Mark and Rob has been incredible and definitely up there with the best team we have worked with.
