Located on Level 10 of the 28 The Esplanade building in Perth’s CBD, this 160m² commercial fitout called for an elevated workplace experience, both in terms of design intent and delivery execution.

Designed by State 28 Interiors and built by Swan Group, the entire job was wrapped up in just seven weeks. The brief was simple: build a space that allows for privacy, collaboration, and flexibility. The final result ticks those boxes, offering a mix of open work areas, enclosed offices, a spacious boardroom, and a range of spots suited to different ways of working. The layout encourages people to move around and connect, without losing the ability to focus. Every part of the space is put to good use, helping the whole office feel more connected and intentional.
Behind the scenes
Comfort and reliability were planned in from the start. Mechanical and electrical systems were designed and executed to keep the environment comfortable and well lit throughout the day. Fire safety measures and hydraulic systems are built in, a clear nod to safety and day-to-day functionality. Attention to detail extended into ceiling treatments and bespoke joinery. Swan Group’s internal trades team worked closely with the designer to deliver precise detailing, particularly in high-impact areas like reception and the boardroom. Joinery has been considered for both form and function, so storage, meeting touchpoints, and finishes feel consistent across the space. The project had a tight timeline and the usual building constraints, so smart planning was key. Swan Group worked closely with building managers, subcontractors, and consultants to keep the project moving, manage deliveries, and limit disruption to others in the building. Thanks to years of experience and a collaborative mindset, the team delivered the project on time, on budget, and exactly as planned. The result is a light-filled, practical, and well-engineered workplace.
