QV1 Lobby Refurbishment

Swan Group completed the interior fitout of the QV1 lobby in the heart of Perth’s CBD, delivering a striking and technically ambitious upgrade to one of the city’s most prominent commercial towers.

The result is a fully reimagined communal hub, defined by natural curves, premium materials, and seamless integration of bespoke joinery and services. Delivered over a 24-week project, the 1,200m² fitout included the installation of curved ribbon planter boxes, flexible mesh curtain elements, and a suite of imported furnishings and lighting. All works were carried out within a live high-rise building environment, requiring detailed staging, proactive coordination, and strict compliance with building regulations.

Design coordination and construction methodology

The key visual signature of the project, the sweeping ribbon planters, presented a unique set of challenges. Swan Group was tasked with achieving the precise curves specified in the architectural drawings, but doing so while maintaining structural integrity, surface finish quality, and waterproofing performance. Swan proposed a material rethink to make those curves work in practice. Rather than using steel, the team recommended natural timber, which offered greater flexibility for shaping the distinctive forms. That shift also supported the successful application of a Cosmofin waterproofing membrane, a flexible PVC well suited to the geometry and the durability needs of the planters. The result preserved the design intent while improving buildability and the quality of the finished surface. Each planter was fabricated and assembled with millimetre-level accuracy, factoring in the radius variations, structural loads, and waterproofing details. Service penetrations and substrate interfaces were also carefully integrated to preserve the clean aesthetic and ensure maintainability. The mesh curtains were introduced to soften edges and define zones without closing the space off. Installed on discreet support systems, they provide visual separation where it helps, and can be moved to adapt the lobby for different patterns of use. Throughout, bespoke high-end finishes, internationally sourced furnishings, and showcase lighting underscored the project’s focus on detail.

Fit for people and purpose

The completed lobby delivers a high-end fitout outcome with complex detailing and material execution achieved to specification. The planter and curtain systems function as spatial dividers while also contributing to the visual identity of the space. Imported furniture and lighting were installed to design intent, with all trades completing work under Swan Group’s supervision. The space now offers a modern and refined welcome experience to building occupants. It is a testament to what can be achieved when construction detailing is given the same weight as design vision.
