Swan was engaged to deliver a full interior fitout for St John at 1472 Albany Highway, Cannington.

The project involved transforming an existing retail tenancy into a functional and compliant medical centre designed to support a wide range of health services. These included General Practice, Dental Care, Allied Health, Urgent Care, and various Specialised Medicine and Services. The scope of works required a high level of coordination to meet the complex operational needs of the centre. Attention was given to both compliance with medical facility standards and the integration of critical clinical infrastructure. The Swan team worked closely with client-side stakeholders and specialist consultants to meet program targets, ensure service continuity, and reduce disruption during the transition.

Fitout scope and technical upgrades

A major component of the fitout involved significant hydraulic and structural modifications. This included trenching works throughout the site to accommodate new plumbing systems, along with major hydraulic upgrades necessary to support medical operations across multiple health disciplines. These services were planned and staged to allow for concurrent installation of structural framing and internal linings. Specialist areas, such as the radiology suites, required targeted construction solutions. Lead lining was installed in the X-ray rooms to ensure compliance with radiation safety standards. These installations were carefully managed to meet health regulations while maintaining the program schedule. Additional attention was paid to acoustic treatment and shielding requirements for high-sensitivity treatment areas. The Swan team coordinated the installation of essential clinical equipment and support infrastructure across the facility. This included mechanical services, electrical and data systems, medical gas points, and other integrated services required for the medical and dental practices. Clinical joinery and fit-for-purpose furniture were installed to meet the functional layout of each practice type, supporting optimal patient flow. The fitout also addressed energy efficiency and durability through specification of commercial-grade finishes and fittings. Floor coverings, wall protection, and ceiling systems were selected based on hygiene, maintenance, and regulatory requirements. The internal configuration incorporated staff amenities, administrative zones, consult rooms, procedure rooms, and waiting areas to align with operational workflows.

Delivered to enable seamless relocation

Swan successfully completed the project in January 2021. The fitout was delivered on time, ahead of the scheduled six-week relocation period into the new premises. Final commissioning and equipment calibration were conducted in coordination with St John’s medical teams and specialist providers. The result was a fully operational, purpose-built medical centre housed within a previously non-clinical retail space. The facility now supports urgent care and allied health operations with contemporary treatment spaces, administrative zones, and compliance-ready service rooms. All aspects of the fitout were aligned with regulatory and clinical performance standards. The project demonstrates Swan’s capability to execute high-specification medical fitouts within active commercial precincts. Every stage of delivery was aligned to St John’s requirements for medical compliance, service integration, and program certainty. The outcome is a fit-for-purpose medical hub designed to deliver community health services efficiently and sustainably.
