The programme was constrained, with Swan’s fitout works needing to progress alongside the final stages of the base build. This required proactive planning, early procurement of materials, and close sequencing of trade packages to avoid downtime and ensure smooth delivery. Managing the hydraulic and tiling trades was critical to the project’s success. Given the sequencing dependencies, Swan prioritised early works packages, including hydraulic rough-ins and waterproofing, to allow wall and floor tiling to proceed without delays. Coordination with other trades was maintained daily, with the site team addressing interface issues in real-time to maintain workflow. The live nature of the construction site meant Swan operated within a controlled logistics environment. All material deliveries, waste removals, and trade access were scheduled in line with the site-wide plan managed by the base builder. This required flexibility from Swan’s delivery team and clear communication with both suppliers and subcontractors. Swan also maintained compliance with all site safety and environmental protocols. The team participated in daily site coordination meetings, implemented Swan’s internal safety systems, and ensured all subcontractors adhered to access, induction, and permit requirements.
Due to the shared infrastructure within the precinct, the amenities fitout needed to align with structural penetrations, service risers, and common area finishes. Swan’s team worked closely with the developer’s consultants and services contractors to resolve spatial and services coordination issues early in the programme. Design details were reviewed and confirmed prior to site execution to minimise rework and variation. Swan’s site team maintained consistent communication with all involved parties, including regular walkthroughs and progress reporting. Fitting and final detailing were completed in line with the centre’s standard specifications, including high-durability finishes suited to retail environments. Attention was given to cleanliness and defect rectification, ensuring readiness for public use ahead of the precinct’s opening. This project further added to Swan’s extensive portfolio of retail fitouts and demonstrated the team’s ability to deliver complex amenity packages within active construction zones.
